End of Tenancy Cleaning in Romford (RM)
Moving out means juggling boxes, meter readings and a check-out date that won’t move, and the clean usually gets left until last. Our end of tenancy cleaning in Romford works through the property room by room against your inventory or your agent’s cleaning list, so the home is ready for inspection when you hand back the keys. We clean flats, houses and shared homes across RM for tenants, landlords and letting agents.
Send us a few photos, your check-out date and a copy of the inventory if you have one, and we’ll come back with a quote. Call 01708 204 312 or get a free quote online.
What we clean, room by room
We build the checklist from the inventory or the agent’s requirements. These are the tasks that come up on almost every move-out clean.
Kitchen
- Cupboards and drawers inside and out, including shelf edges, hinges and handles (they need to be empty)
- Worktops, splashbacks, wall tiles and the surface of grout lines degreased
- Hob, extractor hood and grease filters
- Sink, taps and draining board descaled and polished
- Fridge and freezer inside and out, once they’re emptied and defrosted
- Washing machine detergent drawer, door seal and glass
- Outside of the dishwasher and other appliances, plus kickboards, skirting and the floor
Bathrooms and en-suites
- Limescale removed from shower screens, taps, shower heads and the bath edge
- Toilet cleaned all the way down to the base, including the seat hinges
- Tiles, bath panel, basin, pedestal and the waste and overflow
- Mirrors, cabinets, the extractor fan cover and the floor behind the toilet
Bedrooms, living areas and hallways
- Inside wardrobes, drawers and built-in cupboards
- Skirting boards, door frames, doors, light switches and sockets
- Radiators, including the reachable gaps and the top edges
- Internal window glass, frames and sills
- Carpets vacuumed to the edges and hard floors mopped
Inventory standard cleaning: what a check-out clerk looks at
Inventory clerks and agents look in the places a quick tidy-up misses: the top of door frames, inside the oven, under the fridge door seal, the light fittings and the limescale line on the shower screen. They compare what they find with the condition recorded when you moved in, often with photos. That’s why we ask for the inventory before we start. It tells us what “clean” meant for this particular property at check-in.
Extras, limits and specialist requests
Some tasks need a different method, extra time or a separate quote, so we agree them before the visit.
- Oven interiors. Most inventories expect a clean oven, and it’s often the longest single job in the kitchen. Racks, glass doors and baked-on carbon are handled through our oven cleaning service, quoted alongside the main clean.
- Carpet extraction. If your tenancy agreement asks for professionally cleaned carpets, or there are marks a vacuum won’t shift, we’ll quote carpet cleaning separately. Carpets need time to dry, so we schedule it so the floors are dry before your check-out.
- External windows, high-level areas, balconies, garages and sheds aren’t part of a standard internal clean. Tell us if the inventory includes them.
- Marks on walls. We spot-clean scuffs carefully, but matt emulsion can turn shiny or patchy if it’s rubbed hard. Some marks need a touch of paint, and we’ll tell you if we see that.
Cleaning has limits. It won’t repair burns in a worktop, carpet wear, faded patches or chipped enamel. Mould that has grown into silicone sealant usually needs resealing, and recurring black mould on walls often points to condensation or damp that the landlord needs to look at. Pest infestations, suspected asbestos, sharps and heavy biological contamination need a specialist, and we’ll say so honestly rather than take on work we shouldn’t. Rubbish, furniture and bulky items need to be gone before we arrive unless we’ve arranged otherwise.
How the move-out clean works
- Send us the details. Tell us the number of bedrooms and bathrooms, what condition the place is in, your check-out date and any agent checklist. Photos of the kitchen, bathroom and oven help us give an accurate quote.
- We agree the checklist and price. You’ll know exactly what’s included, what’s extra and what it costs before we start.
- We sort out access. That could mean collecting keys from you, a neighbour or the agent, using a key safe, or meeting you at the property. We’ll also confirm parking and arrival time.
- You get the property ready. Move your belongings out, empty and defrost the fridge, and leave the electricity, water and lights working. We can’t clean properly in the dark or without hot water.
- We clean top to bottom. We work from high to low and from dry to wet, so dust doesn’t land on surfaces we’ve already finished, and floors come last.
- We do a final check. Before we leave, we go back through the agreed list room by room.
If something in the agreed scope has been missed, contact us promptly so we can arrange to put it right. We confirm re-clean eligibility and the reporting window when you book, so you know where you stand before check-out day.
How long does an end of tenancy clean take?
It depends on the size and condition of the property and how many cleaners we send. A tidy studio or one-bed flat is usually a single visit of several hours. A family house that has been lived in for years, with a heavily used oven and limescale on everything, can take a team most of a day. We’ll give you an estimate when we quote.
Book the clean for after the removal van has left but before the inspection. Leave a buffer if carpets are being cleaned, because damp carpets on check-out day cause problems.
What changes the price
Every quote is based on:
- Size: the number of bedrooms, bathrooms, reception rooms and floors
- Condition: a property cleaned regularly takes less time than one with built-up grease and limescale
- Task list: the oven, carpets, internal fridge freezers, windows and other extras
- Specialist methods: for example, extraction cleaning or careful work on natural stone
- Access: stairs without a lift, parking restrictions and key collection
The price is agreed upfront before any work starts. See our pricing page for how we put quotes together.
Moving out in Romford: keys, parking and flats
Much of the rental stock in Romford is flats near the town centre and the station, and these come with practical details we sort out in advance. Can we park nearby? Is there a permit or a loading bay? Does the building need a fob, a concierge sign-in or a booked lift? Where is the bin store? Tell us when you book and we’ll plan around it.
For houses across RM, we’ll ask about garages, conservatories and utility rooms so nothing gets missed from the checklist. If pets lived in the property, let us know. Fur gets into skirting edges, radiator fins and carpet edges, and it takes extra time to remove.
Landlords and agents often book us between tenancies when the property is empty. In that case, we can collect keys from the office and return them once the job is done, if that’s agreed beforehand.
Doing it properly, surface by surface
- Granite, marble and quartz worktops never get acidic descalers, which can etch the surface. We use stone-safe products instead.
- Stainless steel is wiped with the grain so it doesn’t streak.
- Wooden and laminate floors are cleaned with a damp mop, not a wet one, so water doesn’t get into the joints.
- Before using a product on anything unusual or delicate, we test it on a hidden area first.
- Bathroom and kitchen cloths are kept separate and colour-coded, so toilet cloths never go near a worktop.
- Descaler is rinsed off chrome after use, and every product is used according to its instructions so surfaces are safe for the next tenant.
We bring all the supplies and equipment. If you’d like eco-friendly products, ask and we’ll check they suit each surface.
What customers say
“The oven hadn’t been cleaned in the four years we lived there. The inventory clerk opened it and moved on without a word. Kitchen cupboards were spotless too.” Daniel R., Gidea Park, end of tenancy clean
“I’d already moved to Leeds, so I left the keys with my neighbour and they sent photos once they’d finished. Very easy.” Aisha K., Collier Row, move-out clean
“I manage three flats and use them between tenants. They work from my checklist, flag anything that needs a repair rather than a clean, and drop the keys back at the office.” Mark T., Harold Wood, tenancy handover cleaning
“The shower screen was thick with limescale and I’d given up on it. It came up clear. They also told me straight away that the grout wouldn’t fully whiten, which I appreciated.” Joanne P., Hornchurch, end of tenancy clean
End of tenancy cleaning FAQs
Will this guarantee I get my deposit back? No. No cleaner can guarantee that, because deposit decisions also cover damage, wear, rent and other terms of your tenancy. What we can do is clean thoroughly to the agreed checklist, which removes cleaning as a reason for a deduction.
Is the price fixed? The price is agreed upfront, based on the scope and the photos or details you’ve sent. If the property turns out to be very different from what was described, we’ll talk to you before doing anything extra.
What’s your re-clean policy? If an agreed task has been missed, tell us promptly and we’ll arrange to put it right. We confirm eligibility and the reporting window when you book, so it’s clear before your check-out.
Can you clean to my agent’s or the inventory checklist? Yes. Send it with your enquiry and we’ll build our checklist around it, and point out anything that needs a specialist or a repair instead.
Do I need to be there? No. Many customers in Romford leave keys with a neighbour, the agent or in a key safe. We’ll agree the arrangements in advance.
Can you clean while my furniture is still there? We can, but the results are better in an empty property. Wardrobes, the space under beds and the backs of skirting boards can only be cleaned properly once furniture has gone.
Do you work for landlords and letting agents? Yes. We clean between tenancies and before new tenants move in, working to your checklist and agreed key arrangements.
